Talk to a Mortgage Broker
Take the time to get prequalified. Shop around to find the best mortgage for your situation. It’s important to ask plenty of questions and make sure you understand the home loan process completely.
A lender will look at your income, employment history, debts, assets, down payment, and credit history to assess what kind of loan to provide you with. It’s a great way to know exactly how much you can spend and what you will be comfortable with.
If you are not already connected to a GREAT mortgage broker, I have trusted mortgage brokers that I would gladly recommend.
Make a Wish List
Prioritize these items from most important to least:

What features do you need?
Do you need an extra bathroom, a garage, a fenced backyard, or lower utility bills? Make a list and decide what’s most important to you.

What’s the Ideal Location?
Consider things as distance to work, schools, shopping, hobbies and entertainment.

What Type of Home do you want?
2-Story, Bungalow, Townhome, Single Family, Condo, etc.

What’s Your Budget?
Just because you are prequalified for an amount doesn’t mean you HAVE to go to the maximum. What portion of your prequalified amount are you comfortable with?
Ready to Start the Home Search
Once you are prequalified and have your wish list, you are READY to start your home search! I will start researching your preferred neighborhoods and send you properties that match your wish list in your price range.
I will provide you with a Personal Client Portal where you will be able to instantly view properties as they are listed for sale on MLS® that match your criteria. You will be notified immediately 24-48 hours before the general public.
Viewing Properties
I will setup viewings for the properties that peak your interest and walk through your chosen properties together. Viewing properties together is the best way for me to really understand what is important to you and be able to pinpoint properties that will be best suited for you and your family. I will always keep you updated on any market updates: new listings, price changes, recent sales, market trends, exclusive listings, etc.
Making an Offer
Once we find a house you would like to purchase, I will provide important market information to help determine a fair offering price. This market information will consist of:

We will discuss the Agreement of Purchase and Sale in detail and I will suggest clauses and conditions for your protection, always keeping your best interests in mind.
Offer Accepted
Once your offer is accepted, I will guide you through inspections, appraisals and all the way to closing.
